## Lender Registration & Submission (Processor) – Complete ARIVE LOS Guide

### Overview
This guide provides mortgage processors with a comprehensive, step-by-step workflow for registering loans and submitting them to lenders using the ARIVE Loan Origination System (LOS). ARIVE's direct integration with lender TPO portals allows you to submit loans with a single click, replacing the need to download and manually import FNM 3.2 files .

---

### Before You Begin: Pre-Submission Checklist

Before attempting to register or submit any loan, verify these items are complete:

#### Loan File Readiness
ARIVE requires a relatively complete loan file for successful submission. Ensure you have :

**Borrower Information:**
- Contact information
- Previous housing history
- Declarations and demographics
- Employment and income details
- Liabilities and assets

**Property & Loan Details:**
- Subject property information
- Mortgage loan information
- Applied loan product (must be selected before submission)

#### Lender Setup Verification

**For Integrated Lenders:**
- Verify the lender appears in your ARIVE Lenders list
- Confirm your company is on the lender's Approved Broker List (updated daily)
- Check that your NMLS number is entered correctly in ARIVE
- Verify broker compensation is configured properly

**For UWM Specifically:**
- Complete additional portal integration setup beyond standard ARIVE integration

**For Manual Lenders:**
- Company or Branch Admin must add the lender manually via Company Settings > Lenders > + Manual Lender
- Enter lender name and NMLS number
- Configure compensations, fees, and mortgagee clauses

---

### Step 1: Finalize Loan Data in ARIVE

#### Verify 1003 Accuracy
- Review all borrower information for completeness and accuracy
- Confirm employment and income entries match supporting documents
- Verify asset details align with bank statements
- Check liabilities are correctly entered (match credit report)

#### Confirm Loan Program & Product
- Navigate to the loan file
- Verify the correct loan product is applied
- Confirm pricing and rate lock details are entered (if applicable)
- For DPA loans: ensure Down Payment Source is correctly configured (Grant, Forgivable Secured Loan, or Secondary Financing) and subordinate liens are properly documented

#### Review Disclosures
- Ensure all initial disclosures are sent and acknowledged
- Verify LE (Loan Estimate) timing requirements are met

---

### Step 2: Prepare for Submission

#### Navigate to Submission Screen
- Go to the **Loan Center** page for the specific loan file
- Scroll to the bottom of the page
- Locate the **Submit to Lender** button

#### Run Readiness Check
ARIVE will provide guidance on any missing data. Common issues include:
- Incomplete borrower information sections
- Missing property details
- Unapplied loan product
- Required fees not entered

Address all validation errors before proceeding.

---

### Step 3: Execute the Submission

#### For Integrated Lenders
1. Click the **Submit to Lender** button
2. ARIVE sends the loan file directly to the selected lender's system
3. Wait for processing confirmation (usually completes within moments)
4. Review the results screen showing submission status

#### For Manual Lenders
1. Navigate to the lender's TPO portal separately
2. Export loan file from ARIVE (FNM 3.2 format typically)
3. Manually upload to lender's portal
4. Save confirmation screenshots or emails
5. Document submission in ARIVE notes

---

### Step 4: Post-Submission Actions

#### Verify Successful Submission
- Check for confirmation message in ARIVE
- Note any conditions or additional requirements listed
- Record the lender's loan number (if provided)

#### Document in Your Tracking System
- Update loan status to "Submitted to Lender"
- Record submission date
- Note expected underwriting timeline
- Attach confirmation to loan file

#### Handle Submission Failures
If submission fails :
1. Note the error message displayed
2. Check for missing required data
3. Verify lender integration status
4. Contact ARIVE support if issue persists
5. Consider manual submission as backup

---

### Step 5: Follow-Up & Monitoring

#### Initial Lender Contact
- Allow 24-48 hours for lender acknowledgment
- Check lender portal for status updates
- Verify all documents transferred correctly

#### Track Conditions
- Monitor for initial underwriting conditions
- Log all conditions in your tracking system
- Begin gathering required documents immediately

#### Communication Protocol
- Update loan officer on submission status
- Notify borrower that file is with lender (if appropriate)
- Document all communication in loan file

---

### Troubleshooting Common Issues

#### Integrated Lender Not Appearing
If an integrated lender should be available but isn't :
- Confirm completion of lender's TPO portal registration
- Verify NMLS number is correct in ARIVE
- Check broker compensation settings
- Contact lender AE to confirm you're on their Active Broker List
- If AE confirms you're on the list, email support@arive.com

#### Submission Validation Errors
- Review each error message carefully
- Check the specific section indicated
- Common fixes: complete borrower employment, add missing asset documentation, verify loan product selection

#### Manual Lender Workflow Challenges
- Maintain checklist of manual submission steps
- Save all confirmation numbers and emails
- Double-check data transfer for accuracy

---

### Best Practices for Processors

#### Before Submission
- Create a pre-submission checklist customized for each lender
- Verify documents are properly tagged and organized
- Confirm rate lock expiration dates allow sufficient underwriting time

#### During Submission
- Take screenshots of confirmation screens
- Record lender loan numbers immediately
- Note any special instructions from lender

#### After Submission
- Set calendar reminders for follow-up
- Create condition tracking log
- Schedule regular check-ins with lender portal

#### Communication Tips
- Send LO a brief status update: "Filed submitted to [Lender] on [Date]. Tracking number: [XXX]. Will update when conditions received."
- Keep borrower informed of timeline without over-promising

---
